East Scarborough · Scarborough
West Hill - value, the 401 and the Rouge
West Hill sits along Kingston Road between Morningside and Port Union, offering some of the most attainable detached homes in east Toronto, with direct 401 access and the Rouge National Urban Park five minutes away.
West Hill overview
West Hill is a southeastern Scarborough neighbourhood bounded loosely by Kingston Road / Highway 2A to the north, Lake Ontario to the south, Morningside Avenue to the west and Port Union Road to the east. It is one of the older communities in Scarborough, with a postal-village identity going back to the 19th century, and the namesake hill that gave the area its name still defines its western edge along Morningside.
Today West Hill is one of the more attainable detached-home markets in southeast Scarborough. Housing stock is dominated by post-war detached and semi-detached homes on lots of 40 to 60 feet, with some townhouse complexes and apartments along Kingston Road and Lawrence East. The area has historically been a strong landing point for new Canadians and first-time buyers, and remains so today.
West Hill's location strengths are real. The Highway 401 is right at the top of the neighbourhood with full interchanges at Morningside and Port Union. Rouge Hill GO, on the Lakeshore East line at the eastern edge of the area, gives one-seat service to Union Station. The University of Toronto Scarborough campus and Centennial College are both within five minutes of every West Hill address, supporting both a strong student rental market and an entry-level homeowner market.
Lifestyle anchors include Adams Park, Colonel Danforth Park along Highland Creek, and Rouge National Urban Park just east - Canada's only urban national park, with over 79 square kilometres of trails, beaches, working farms and protected habitat. Highland Creek runs through the heart of the neighbourhood, with paved trails connecting Centennial College down through Colonel Danforth Park to the lakeshore.
From a buyer's perspective West Hill is where you go when you want a detached home with a garage and a real yard inside the City of Toronto for under $1.1M-$1.2M. From a seller's perspective the buyers here are sophisticated - many are upgrading from East York, downtown rentals, Pickering or Ajax - and they pay for proper marketing. The Krzewski Group treats every West Hill listing with the same editorial-grade marketing we use on a Cliffcrest property because, frankly, that is the standard buyers in 2026 expect.
