Cliffside is the lakeshore community immediately east of Birch Cliff, between Birchmount Road and Midland / Brimley Road, north of Lake Ontario and south of Kingston Road. The City of Toronto's official profile groups it with Birch Cliff as 'Birchcliffe-Cliffside' (CDN 122), but in practice the two communities have always been understood separately. Cliffside has its own historic shopping village along Kingston Road around Cliffside Drive, with its own post-war character and its own price logic.

From a real estate standpoint, Cliffside is one of the most interesting opportunities on the Scarborough lakeshore. Lots tend to be larger than Birch Cliff - often 40 to 60 feet wide - and the housing stock is a mix of original 1940s-1960s bungalows, 1.5-storey homes, and increasing numbers of modern custom infills. The price premium attached to the R.H. King Academy catchment does not extend evenly across Cliffside, which means a buyer often gets noticeably more square footage and yard for the dollar than they would two streets to the west. For families flexible on secondary school catchment, that trade can be a real win.

Cliffside Village itself is a small but active retail strip with a handful of cafes, restaurants, neighbourhood services and the kind of one-of-one stores that have started to disappear from busier parts of the city. The village hosts a yearly summer festival and a weekly market, and the community has been steadily reinvesting in itself. The TTC 12 Kingston Road bus runs the full length of Kingston Road every few minutes, connecting Cliffside to Victoria Park subway in 15-20 minutes; the Lakeshore East GO at Scarborough station is a 5-7 minute drive.

Cliffside's signature outdoor asset is, of course, the Scarborough Bluffs themselves, which run along the south edge of the neighbourhood. Bluffer's Park and Beach, accessed from the Brimley dead-end at the bottom of the bluffs, is one of the best-kept secrets in the City of Toronto - a sandy beach with a sheltered marina, picnic areas and miles of bluff-edge trails. For families with kids and dogs, having that on your doorstep changes how weekends feel.
