Cliffcrest - prestige above the Scarborough Bluffs
Cliffcrest is the prestige pocket above the Bluffs, a quiet, mature, tree-lined community known for large lots, custom homes and one of the most desirable family addresses in east Toronto.
Cliffcrest overview
Cliffcrest sits east of Birchmount and west of McCowan, between Kingston Road to the south and Eglinton Avenue East to the north, with the Scarborough Bluffs forming its dramatic southern edge. The City of Toronto profiles it as part of 'Cliffcrest' (CDN 123). Historically Cliffcrest was developed as an upper-middle-class suburb in the 1940s and 1950s, with deliberate street planning, generous lot sizes and a strong original character that has, in many pockets, been carefully preserved.
Today Cliffcrest is recognised as one of the most desirable family neighbourhoods on the Scarborough lakeshore. Lots are routinely 50 to 75 feet wide; original mid-century homes are increasingly being either tastefully renovated or replaced with high-quality custom builds in the $2M-$3M+ range; and the southern streets - those backing directly onto the bluffs - command a real, visible waterfront premium. The community has historically been quiet and stable, with low turnover and many families staying for two or three generations.
Cliffcrest's schools are part of its draw. The catchment for R.H. King Academy reaches into the western part of Cliffcrest, and the local TDSB elementary schools - Anson Park, Fairmount, Chine Drive - have strong reputations of their own. St. Theresa Shrine CES is the community's primary Catholic elementary option. For families weighing Birch Cliff against Cliffcrest, Cliffcrest typically offers more land and a more truly suburban feel; Birch Cliff offers a more pedestrian-scale village.
Lifestyle-wise, Cliffcrest's signature is the Bluffs. The dramatic clay cliffs - up to 90 metres high - drop straight to Lake Ontario along the southern edge of the community, with Cathedral Bluffs Park and Cudia Park offering bluff-edge lookouts directly from residential streets. Bluffer's Park, accessed from the foot of Brimley, is the only beach-and-marina access along the entire Scarborough Bluffs and is within five minutes of every Cliffcrest address. For families with kids, dogs, kayaks or simply an appreciation for one of the most dramatic landscapes in the GTA, Cliffcrest is a permanent move.
From a real estate standpoint Cliffcrest is one of the more rewarding markets in the east end for both buyers and sellers, but it is also one of the more nuanced. Lot size, bluff proximity, school catchment, heritage status (parts of Cliffcrest are subject to heritage conservation district considerations), and the quality of build all interact to produce a wide spread of prices on the same street. The job of a sharp local agent is to read those nuances correctly - and that is exactly what the Krzewski Group does for our Cliffcrest clients.

Good to know
Frequently asked - Cliffcrest
Are any parts of Cliffcrest under heritage protection?
Portions of Cliffcrest fall within or near heritage conservation district considerations, particularly streets with historically significant building stock. Any teardown, addition or significant renovation can be affected. We always confirm heritage status with the City for our clients during the conditional period.
What is the price premium for a 'on the bluff' Cliffcrest home?
Homes that back directly onto the bluffs - with private bluff-edge yards - carry a clear, persistent waterfront premium versus equivalent inland homes. The exact gap depends on lot quality, build quality and how much of the lot is actually usable; we model this on a per-property basis.
Is Cliffcrest a good neighbourhood for a custom build?
Yes - Cliffcrest is one of the most active custom-build markets in east Toronto, with generous lots, strong end-pricing for quality builds, and a community accustomed to thoughtful renovation. The Krzewski Group can connect you with vetted Scarborough builders.
How safe is it to live near the Bluffs - are there setback concerns?
The Toronto and Region Conservation Authority enforces building setbacks from the bluff edge based on engineering studies of erosion and slope stability. Lots back from the edge are not affected; bluff-adjacent lots may have setback requirements. We flag this for every bluff-adjacent property our clients consider.
