Seaton overview
Seaton is the major master-planned community in north Pickering, bounded roughly by West Duffins Creek to the west, Sideline 16 to the east, Highway 7 to the north, and the CP Rail line to the south. The Seaton lands were originally assembled by the Province of Ontario in the 1970s and now host the largest greenfield community currently being built in the GTA - with an eventual population of up to 70,000 people and 35,000 jobs at full build-out.
The Seaton Urban Area is divided into six neighbourhoods in the City of Pickering Official Plan: Lamoreaux (named for the same Huguenot family as Scarborough's L'Amoreaux), Brock-Taunton, Mount Pleasant, Wilson Meadows, Thompson's Corners and the Pickering Innovation Corridor. Each is being developed by a consortium of major Canadian builders, with construction having begun near Taunton Road in 2017 and expansion continuing at Whites Road and Highway 7 since 2023.
Housing in Seaton is overwhelmingly new construction - 2017 onwards. Detached two-storey homes on 30-50 ft lots, executive detached on larger lots, townhouses, semi-detached and a growing inventory of mid-rise condo apartments near the planned town centres of Lamoreaux and Brock-Taunton. Builds typically meet modern Ontario Building Code energy-efficiency standards, with many builders going further with Energy Star and Net Zero Ready certification.
Seaton's infrastructure is being built alongside the homes: new schools (DDSB and DCDSB), planned community recreation facilities, the planned regional transit network, parks, trails, retail centres and the Pickering Innovation Corridor as a major employment district. The Hwy 407 / 412 / 418 network gives Seaton direct east-west and north-south highway access.
From a real estate perspective Seaton is one of the most interesting markets in the GTA.
