Who are Daniel and Heather Krzewski?
Daniel and Heather Krzewski are licensed Sales Representatives in Ontario, working together as The Krzewski Group at Crown North Realty Inc., Brokerage. Daniel is also the brokerage's founder, owner and president.
Where do you work?
Our practice is focused on Scarborough, Pickering and the East GTA. We have detailed neighbourhood pages for every Scarborough and Pickering community we cover.
Are you both involved in every transaction?
Yes - both Daniel and Heather are typically actively involved in every client file. You get one trusted relationship and two licensed Sales Representatives working on your move.

Buying questions
How much do I need for a down payment in Canada?
Minimum 5% on the first $500,000, 10% on the portion between $500,000 and $1,500,000, and typically 20% on the portion above $1,500,000. Down payments under 20% require CMHC (or equivalent) insurance.
What are the first-time buyer rebates?
First-time buyers in Ontario can claim rebates against the provincial Ontario Land Transfer Tax (up to $4,000) and, for Scarborough / Toronto purchases, the Toronto Municipal LTT (up to $4,475). The First Home Savings Account (FHSA) is a federally-administered registered savings program. We model the actual rebate value on every first-time buyer offer.
Do you handle pre-construction and new builds?
Yes - particularly Seaton (Pickering), Pickering City Centre and the new Scarborough Centre condo developments. Pre-construction contracts have specific clauses and closing-cost disclosures that benefit from sharp representation.
Should I get pre-approved before house hunting?
Yes - we will not start touring with you until you have at least had a pre-approval conversation with a lender. We can introduce you to several trusted mortgage brokers who genuinely shop the market on your behalf.

What is my home worth?
Request a personal home valuation through our home valuation page. We use live comparable sales, current absorption rates and the specific features of your home - not an automated estimate.
Should I renovate before selling?
Almost never a full renovation. We advise on the handful of improvements that return more than they cost - paint, hardware, lighting, declutter, professional cleaning, key staging - and which to skip entirely. Over-invest in presentation, not renovation.
How long should it take to sell?
It depends on price, location, presentation and the broader market. A well-priced, well-marketed Scarborough or Pickering home in 2026 typically draws strong activity in the first 14 days. We share a realistic timeline before listing.
Can I sell a tenanted property?
Yes - there are specific rules under the Residential Tenancies Act about showings, notices and tenant rights, plus different marketing strategies depending on whether you sell vacant or with tenants in place. We handle the full process.

What is TRESA and how does it affect my transaction?
TRESA is the Trust in Real Estate Services Act (Ontario), the regulatory framework that replaced REBBA in 2023. It changed several rules around buyer representation agreements, multiple-offer disclosure and consumer protection. We walk every client through their TRESA-required documents in plain language before signing.
Do I need a real estate lawyer?
Yes - every Ontario real estate transaction (buying or selling) requires a real estate lawyer to handle the closing. We can introduce you to several lawyers we have worked with regularly and trust to do a thorough, careful job.
What is RECO?
RECO is the Real Estate Council of Ontario, the provincial regulator that oversees real estate professionals and brokerages. Both Daniel and Heather are registered with RECO as Salesperson registrants in good standing. You can verify any Ontario agent's registration on RECO's public registry.
Will you push me to make a decision I am not ready for?
No. Our whole approach is the opposite. We have no minimum file size, no pressure quotas, and a long-standing rule: we walk you away from a property if the numbers do not work, and we tell you not to list if the market is wrong. The trust you build that way is worth more than any single transaction.
