Bendale - bungalows, value, and the geographic heart of Scarborough

Bendale occupies the geographic centre of Scarborough, bounded loosely by Lawrence Avenue East to the south, Ellesmere Road to the north, McCowan Road to the east and Brimley Road to the west. The City of Toronto splits the historical Bendale community into two official neighbourhoods: Bendale-Glen Andrew (CDN 156) to the north and Bendale South (CDN 157) to the south. Locals call it all Bendale. It was named for William Bend, an early Scarborough Township settler, and was developed as a post-war suburb in the late 1940s and 1950s.

Bendale's signature is its housing stock: classic 1950s and 1960s detached bungalows and 1.5-storey homes on lots that are routinely 50 to 60 feet wide, frequently with private drives and detached garages. Bendale's location is its other quietly underrated asset. The neighbourhood sits within walking or short driving distance of Scarborough Town Centre, the Scarborough Civic Centre, Centennial College's Progress Campus, and the future Scarborough Subway Extension station at Lawrence East. The 401 is minutes north and the Lakeshore East GO is a short drive south. For families, the area is served by strong TDSB elementary schools and a handful of TCDSB Catholic schools, plus easy access to French Immersion programs at neighbouring schools. Centennial College Progress and the future university expansion plans for Scarborough Centre make Bendale a particularly interesting buy-and-hold area for investors.

Bendale's other defining feature is its parks. Thomson Memorial Park, one of the largest green spaces in central Scarborough, anchors the eastern edge and is home to year-round community events, the Scarborough Historical Museum and a network of trails along Highland Creek. Brimley Park, Bell Estate Park and McCowan District Park give Bendale residents real, daily access to green space without leaving the neighbourhood.

From a buyer's perspective Bendale is one of the best places in Scarborough to look if you want a detached home on a real lot for under $1.4M, with room to live in the bungalow now and rebuild later. From a seller's perspective the message is simple: Bendale homes still attract multiple offers when they are properly priced and professionally marketed.
