How much do I need for a down payment in Ontario?

The minimum down payment in Canada is 5% on the first $500,000 of purchase price and 10% on the portion between $500,000 and $1,500,000. Properties above $1,500,000 typically require 20%. Down payments under 20% require CMHC (or equivalent) mortgage insurance, which is added to the mortgage balance. What is the difference between buying in Scarborough and buying in Pickering?

The biggest practical differences are the land transfer tax (Scarborough carries the Toronto Municipal LTT in addition to the provincial Ontario LTT; Pickering does not) and the school boards (TDSB / TCDSB in Scarborough; DDSB / DCDSB in Pickering). What are the first-time home buyer rebates in Ontario?

First-time home buyers in Ontario can claim rebates against the Ontario Land Transfer Tax (up to $4,000) and, for purchases in Toronto including Scarborough, the Toronto Municipal LTT (up to $4,475). The federal government also offers the Home Buyers' Plan and the First Home Savings Account (FHSA). We model the actual rebate value on every offer we prepare for a first-time buyer.

Do buyers pay commission?

In most residential resale transactions in Ontario, the seller's brokerage pays the cooperating commission to the buyer's brokerage. However, the rules around buyer representation agreements have changed under the new TRESA framework, and you should always sign a clear buyer representation agreement before any showings or offers. Daniel and Heather will walk you through the agreement in plain English before you sign.

How do you handle multiple-offer situations?

We treat multiple-offer nights with the same discipline regardless of price point - reviewing comparables, modelling the property's true ceiling, and writing a clean, well-conditioned offer that gives you the best chance of winning without overpaying. We do not believe in pressuring clients to chase a property at any price.

Can you help with pre-construction and new-build purchases?

Yes - we regularly work with clients on Seaton (Pickering) new-build purchases, Pickering City Centre condos, and Scarborough Centre new builds. New-build contracts have specific clauses, closing-cost disclosures and deposit structures that benefit from sharp representation.
