Is the home valuation really free?
Yes - a home valuation from Daniel and Heather is genuinely free with no obligation to list. We prepare it because most sellers we eventually work with want to know their position before they commit to anything else. There is no high-pressure follow-up.
How is your valuation different from a Zillow or HouseSigma estimate?
Automated portal estimates use generic algorithms that have no idea what your home actually looks like - they cannot see the kitchen renovation, the basement layout, the lot orientation, the school catchment effect, or recent comparable sales that have not closed yet. We use live local data, see the property, and produce a price range you can actually transact on.
Do I need to be planning to sell soon to get a valuation?
No. Many of our valuation clients are planning a move six months to two years out, or are just curious because they have refinanced, are estate-planning, or are deciding whether to renovate versus move. We help anyway.
What information do you need to prepare the valuation?
Your address and contact details, the basics about the home (bedrooms, baths, recent updates), and a brief conversation about your timeline. We do the rest - pulling comparables, walking the area, and preparing a written summary.
