Morningside - family streets between Lawrence and Ellesmere

Morningside (CDN 135) is an east Scarborough neighbourhood centred on the original village of Morningside, bounded approximately by Lawrence Avenue East to the south, Ellesmere Road to the north, Morningside Avenue to the east and Bellamy / Markham Road to the west. It is one of the older Scarborough postal villages, with a community identity that predates the larger amalgamation.

Housing in Morningside is predominantly 1950s-1970s detached homes and bungalows on lots of 40-60 feet, with a significant share of semi-detached homes and some townhouse complexes. The neighbourhood has a quintessential mid-century Scarborough character: tree-lined streets, single-family homes, and a quiet, family-oriented community feel.

The neighbourhood's defining feature is Highland Creek, which runs north-south through Morningside in a deep, mature ravine. Colonel Danforth Park follows the creek, providing some of the best Scarborough ravine access outside the Bluffs. The Highland Creek trail system connects Morningside down to West Hill and up to the original Highland Creek village.

Transit options include the TTC 116 Morningside and 86 Scarborough buses, with Lawrence East RT / future subway extension stations a short drive west. Highway 401 is at the top of Morningside via the Markham Road and Morningside interchanges. Rouge Hill GO is a 5-minute drive east.

From a real estate perspective Morningside is one of the steadier mid-market neighbourhoods in east Scarborough, with strong family-buyer demand and reliable long-term appreciation.
