Rouge - family streets between the 401 and the park

The Rouge neighbourhood is a family-oriented community in northeast Scarborough, north of Hwy 401, bordering Markham and the Rouge National Urban Park.

Rouge overview

The Rouge neighbourhood (CDN 131) is a north Scarborough community north of Hwy 401, between Morningside Avenue and the Rouge River / Markham boundary, with Sheppard Avenue East roughly forming the southern boundary and Steeles Avenue East the northern. It should not be confused with West Rouge, which is the lakeside community south of the 401 around the mouth of the Rouge River. The two share a name and the Rouge River as a defining feature but are otherwise distinct neighbourhoods with different housing stock and feel.

Housing in the Rouge neighbourhood is dominated by 1970s-1990s detached and semi-detached homes on lots of 30-50 feet, with substantial pockets of townhouses and condo townhouse complexes. The area has a quintessential family-suburban feel: schools within walking distance, parks and ravine access throughout, a mix of generations on most streets, and the kind of stable long-term turnover that supports a healthy market.

The Rouge neighbourhood's signature amenity is, of course, Rouge National Urban Park - 79.5 square kilometres of protected park accessed from multiple points throughout the neighbourhood. Glen Rouge Campground, the Twyn Rivers Drive entry, the Pearse House visitor centre and miles of trails are all minutes away. For families who want to put kids in real outdoor settings every weekend, the Rouge neighbourhood is one of the best Toronto addresses for the purpose.

Transit and access are practical. Hwy 401 runs along the southern edge with full interchanges at Morningside and Sheppard. The 905 Eglinton East express and the 86 Scarborough connect to the subway. Hwy 407 is a short drive north into Markham. The Stouffville GO line at Markham station - just over the city boundary - is a short drive.

From a real estate perspective the Rouge neighbourhood is one of the most consistent family-buyer markets in northeast Scarborough. The buyer pool is well-defined - young families moving up from semis or condos elsewhere, downsizers wanting newer-build townhomes, investors targeting steady rental demand. The Krzewski Group's marketing approach here is: photograph the home properly, video the park access, model the school catchment, and price the property to create real competition. That is the difference between a 10-day sale at over asking and a 60-day sale at a discount.
