Oakridge - the Scarborough side of the Danforth

Oakridge is the southwesternmost Scarborough community, bordering East York and the Danforth, with mid-century homes and convenient subway access at Victoria Park and Warden.

Oakridge overview

Oakridge (CDN 121) sits at the southwesternmost corner of Scarborough, bounded approximately by Victoria Park Avenue to the west (East York boundary), Warden Avenue to the east, Danforth Avenue to the south and St. Clair Avenue East to the north. It is one of the smallest official Scarborough neighbourhoods but one of the most strategically positioned - bordering the Beaches, East York and the lakeshore, with subway stations at Victoria Park and Warden within walking distance.

Housing is dominated by 1940s-1960s detached and semi-detached homes on 25-40 ft lots, with growing infill activity producing modern three-storey custom builds in the streets closer to the Danforth. There are also rental apartment buildings and some townhouses along Danforth and Victoria Park.

Oakridge's location is its key value. From here you can walk to Victoria Park or Warden stations on the Bloor-Danforth subway (Line 2), and you are minutes from Kingston Road / Birch Cliff to the east and the Beaches / Danforth to the south and west. For buyers priced out of the Beaches or East York looking for similar feel and similar subway access, Oakridge is one of the few legitimate options.

Schools, parks and amenities are practical. Local TDSB and TCDSB elementary options serve the catchments; secondary catchments depend on specific address. Dentonia Park, Pine Hills and the Taylor-Massey Creek ravine provide green space. The Danforth at Victoria Park has been steadily improving with new restaurants, cafes and independent retail.

From a real estate perspective Oakridge is one of the more interesting transition-area markets in west Scarborough. The Krzewski Group works it with editorial-grade marketing because buyers here are sophisticated - they have tourned the Beaches, Upper Beach and East York before settling on Oakridge, and they expect the marketing to reflect that.
