City Centre - Pickering's emerging urban downtown
Pickering's City Centre is the emerging urban downtown of the city, with new condo towers, a planned arts centre, the regional mall and the GO station all in one walkable district.
City Centre overview
Pickering's City Centre is one of the 15 south urban neighbourhoods in the Official Plan and the focus of a major long-term redevelopment that is transforming the area around Pickering Town Centre into a real urban downtown. The community sits between Brock Road, Liverpool Road, Hwy 401 and Kingston Road, with the Pickering GO station on its southern edge.
Housing in City Centre is heavily condo-oriented: existing mid- and high-rise condo apartments around the Town Centre, new condo tower development at multiple sites near the GO, and emerging mid-rise mixed-use buildings along Liverpool Road. There are also townhouse complexes integrated through the area.
The City Centre redevelopment - led by the City of Pickering, the Region of Durham and multiple private developers - includes a planned new arts centre, library, public squares, transit improvements and thousands of new residential units. When complete, it will be one of the most significant suburban downtown transformations in the GTA.
Pickering GO sits at the southern edge of City Centre, with peak service to Union in roughly 30 minutes. Durham Region Transit's busiest routes run through City Centre. Hwy 401 is at the southern edge.
From a real estate perspective Pickering City Centre is the highest-growth condo market in Durham Region. Buyers here are typically investors, downsizers, young professionals, and first-time buyers wanting transit-oriented urban living. The Krzewski Group works this market with sharp, evidence-based marketing and a clear-eyed view of which buildings, floor plans and exposures genuinely justify their pricing.
